Signs Your Well Expansion Tank Needs a Repair or Replacement

A well expansion tank is an important part of your residential and commercial heating system. The tank handles the thermal expansion of water as it gets hot in the water heater. This keeps the water pressure from building up to a dangerously high amount – if it gets too high, the valves and joints of the plumbing fixtures can get damaged.

Following are some signs that your expansion tank is bad and needs to be repaired or replaced:

Leaking Water

If a tank is old, it may have wear and tear in areas that need to be working properly. If you notice that there’s water leaking from the pipe at the top of the tank, or anywhere inside or around the tank, then it will need to be professionally tightened and assessed by a plumber. They will be able to let you know if you need a simple repair or should get the whole tank replaced.

Air Blockage

The way an expansion tank is designed, the air should be within the hot water system in order for it to work properly. However, if it gets trapped, something known as a hydronic airlock can occur. When this happens, water will not flow through your heater or pipes, leading to no hot water in your home. If there is no water in your radiators, then airlock is most likely what’s occurring.

An expansion tank is designed specifically to prevent this from ever happening, so if it does occur, it means it’s not working properly and will most likely need a replacement.

Needs to Be Recharged

Old expansion tanks are made of steel, which combine the water and air inside of them to maintain consistent pressure. But if the water absorbs any of the air, it loses pressure, therefore losing its functionality. To account for this imbalanced ratio of air and water, the tank needs to be “recharged” by a plumber to restore its functionality.

Visible Condensation

If there’s a buildup of condensation around the tank, it’s most likely a sign of failure. Condensation leads to rust as well as dripping water onto electric wires. The water droplets can even be an issue with the flooring under the tank, leading to more damage. There could be many sources of condensation, and a plumber will be able to locate and solve the issue either by a repair or replacement.
